Real Estate Document Notarization (Remote Online Notarization)
Marcum Virtual Notary provides Remote Online Notarization (RON) for commonly accepted real estate–related supporting documents using a secure, Texas-approved online platform. These services are designed for clients who need efficient, accurate notarization of real estate paperwork without transferring property ownership.
All notarizations are completed online with identity verification, electronic signatures, and required session recording. All services are provided via Remote Online Notarization (RON) only. In-person notarization is not offered.
Real Estate Documents Commonly Accepted for RON
The following real estate–related documents are widely accepted for Remote Online Notarization because they are supporting or informational in nature and do not convey or encumber title:
Seller affidavits
Buyer affidavits
Occupancy affidavits
Non-homestead affidavits
Name or identity affidavits
Statements of fact
Correction affidavits (non–title changing)
Supporting affidavits requested by title companies
Real estate Powers of Attorney (when approved by the receiving party)
These documents are typically used to support a real estate transaction and are commonly accepted by title companies and related parties when notarized remotely.
Documents Handled on a Case-by-Case Basis
Some real estate documents may be eligible for RON under Texas law, but acceptance is determined by third parties such as title companies, lenders, or county recording offices.
Examples include:
Real estate Powers of Attorney for recorded use
Title-company-specific affidavits with special instructions
Documents tied to lender or underwriting requirements
Clients must confirm acceptance with the receiving party before scheduling a Remote Online Notarization for these documents.
Documents Not Advertised for Remote Online Notarization
To avoid delays, recording issues, or rejection, Marcum Virtual Notary does not advertise or guarantee Remote Online Notarization for documents that:
Transfer or convey property ownership
Require county recording
Require wet-ink signatures
Require physical or embossed seals
Explicitly state that in-person notarization is required
Examples include:
Warranty deeds
Quitclaim deeds
Special warranty deeds
Deeds of trust or mortgages
Loan closing packages
These documents often require in-person notarization or specific lender and county approval outside the scope of standard RON services.
